How to Manage Properties and Tenants in KompliTax

A step-by-step guide to setting up your rental portfolio and tracking tenants in KompliTax.

KompliTax's Landlord Mode gives you a complete portal for managing your rental portfolio — properties, units, tenants, rent payments, and MRI tax — in one place.

Step 1: Add Your Properties

  1. Go to Properties & Units in your dashboard
  2. Click Add Property
  3. Enter the property name, address, county, and type (residential, commercial, mixed)
  4. Save — you can edit these details at any time

Step 2: Add Units

Under each property, add your individual rental units:

  1. Click Add Unit on any property card
  2. Enter the unit number/name (e.g., "Flat 2A"), unit type (studio, 1-bed, 2-bed, etc.), and the monthly rent amount in KES
  3. The unit starts as "vacant" — link it to a tenant once they move in

Step 3: Add Tenants

  1. Go to TenantsAdd Tenant
  2. Enter: full name, phone number, email (optional), ID number, KRA PIN (optional), lease start and end dates
  3. Link the tenant to their unit
  4. The unit status automatically updates to "occupied"

Step 4: Record Rent Payments

Each month when tenants pay:

  1. Go to Rent PaymentsRecord Payment
  2. Select the tenant, enter the amount, M-Pesa code (if paid via M-Pesa), and payment date
  3. Set the month covered (e.g., "April 2026")
  4. KompliTax tracks which tenants have paid and which are in arrears

Step 5: Generate Rental Receipts

Once payments are recorded, go to Invoices to generate eTIMS rental receipts for each payment. These serve as the official documentation for your rental income and can be issued to tenants on request.

Dashboard Overview

Your landlord dashboard shows: number of properties, occupied vs vacant units, expected monthly rent, amount collected this month, collection rate percentage, and MRI tax estimate.

KompliTax sends you a reminder on the 5th of each month for tenants who haven't yet paid, and another reminder before the 20th MRI tax deadline.
